Terms of Service

Effective Date: January 11, 2026

By accessing, booking, or receiving services from Lewanye Nisut Xi Ali Bradley-Burks Notary (“we,” “us,” or “our”), you (“client,” “customer,” or “user”) agree to the following Terms of Service.

1. Scope of Services

Bradley-Burks Notary provides professional services including, but not limited to:

  • In-person Notary Public services

  • Remote Online Notarization (RON)

  • Loan Signing Agent services (refinance, purchase, seller, HELOC, reverse mortgage)

  • Transaction coordination services

  • Mobile notary and general notary work

  • Background check and fingerprinting services

  • DNA swab and specimen collection services

  • Courier and medical courier services

  • General consultation and inquiry services

We do not provide legal advice, prepare legal documents, or interpret legal content.

2. Client Responsibilities

Clients must:

  • All clients we service must be at least 18+ years of age for any transactions or services to be rendered.

  • Present valid, unexpired government-issued photo identification

  • Ensure documents are complete and ready prior to the appointment

  • Confirm legal sufficiency of documents with an attorney if needed

We may not notarize documents in which we have a beneficial interest.

3. Fees & Payment

  • Florida statutory notarial fee: Held to the Florida industry standard not to exceed $10 per notarized signature

  • Travel/transport fee: $25 minimum (appointment required)

  • Courier services: flat rate + $0.25 per mile

  • Background check: $40

  • Fingerprinting: $75

Payment is due at the time of service unless otherwise agreed in writing.

4. Appointment Cancellations & No-Shows

  • Cancellations must be made at least 2 hours before the appointment

  • Late cancellations or no-shows may result in a partial or full service charge

5. Refusal of Service

We reserve the right to refuse service if:

  • Proper identification cannot be produced

  • Documents are incomplete or contain blanks

  • A signer appears under duress or lacks awareness

  • The notarization would violate Florida law or ethics

  • Courier items are illegal, leaking, or hazardous

  • Fingerprinting or background check requirements are not met

6. Remote Online Notarization (RON)

RON services require:

  • Stable internet connection

  • Compatible device with audio/video capability

  • Adequate lighting and unobstructed facial view

RON sessions are recorded and securely stored as required by Florida law.

7. Communications Consent (Calls & SMS)

By providing your phone number, you consent to receive calls and text messages from Bradley-Burks Notary related to:

  • Appointment reminders and confirmations

  • Service updates

  • Customer support

  • Marketing or promotional messages (when consent is provided)

Consent is not a condition of purchase.

8. Limitation of Liability

Our liability is limited to the amount paid for the specific service rendered. We are not responsible for indirect, incidental, or consequential damages.

9. Governing Law

These Terms are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Duval County, Florida.

10. Carrier Liability Disclaimer

Mobile carriers are not liable for delayed or undelivered messages.

We are not responsible for message delivery failures caused by mobile carriers, network outages, device issues, or technical errors beyond our control. Message delivery is subject to effective transmission from your wireless service provider and may not always be available.

Wireless carriers are not responsible for any claims related to undelivered, delayed, or misdirected messages.

Message and data rates may apply depending on your mobile service plan. Message frequency varies.

By providing your mobile number and consenting to receive communications from us, you acknowledge and accept that message delivery is dependent on your mobile carrier and that we cannot guarantee delivery or timeliness of any message.
